By law, all real estate auctions must be conducted by a licensed real estate agent. At Harris Appraisal and Auctioneering, real estate sales are managed by a licensed agent under Burrows Tracts Real Estate Brokerage. Harris Appraisal and Auctioneering serves solely as the auction platform.
The auctioneer is both a licensed real estate agent with Burrows Tracts Real Estate Brokerage and the owner of Southeast Nebraska Real Estate Team, ensuring all transactions are handled with professionalism and in compliance with state regulations.
The cost to conduct a real estate auction is based on a percentage of the final sale price. This percentage may vary depending on factors such as the estimated property value, advertising expenses, labor, web hosting, and administrative fees.
Farm Ground (80+ acres): Typically 3% – 5% of the total sale price.
Residential Properties: Typically 6% – 20% of the total sale price.

Auction fees are determined as a percentage of the total sales generated. The exact rate depends on factors such as the size and scope of the auction, the type of items being sold, required services, advertising, labor, web hosting, and other administrative expenses.
Live Auctions: Typically 40% – 50% of total sales
Online Auctions: Typically 15% – 25% of total sales

An estate sale is often best suited for smaller residential homes without many large items. The cost to conduct an estate sale can vary based on several factors, including:

Generally charge for these sales range between 35%–50% of the total sales proceeds.
A 50% rate is typically applied when the sale requires extensive preparation, pricing, advertising, staffing, cleanup, and other services. Smaller estates or those with fewer high-value items also tend to fall toward the higher end of the range, since fixed costs (such as advertising and labor) remain significant regardless of sale size.
Costs vary depending on the scope, but here are general pricing guidelines in Nebraska:
Hourly Rate: $75 – $150/hour (most common for estates or multiple-item jobs)
Flat Fee per Item: $25 – $100/item (typically for high-value or individual items)
Full Estate Appraisal: $300 – $1,500+ depending on size, complexity, and travel
